On Main Street, two Il Panificios are less than a third of a mile apart. Elsewhere, The Bay's Cultural District plaza is scheduled to open in October, and the John Ringling Causeway to Bird Key is a work zone. These projects are at different stages.
The updates below offer a snapshot of work underway and planned in downtown Sarasota and near Bird Key.
Three Projects at Different Stages
This fall, three separate projects are at different stages across downtown Sarasota and Bird Key. The Bay's new civic plaza opens in October 2026, four years after the park's first phase debuted. The John Ringling Causeway reconstruction, underway since late December 2025, is still mid-project with an early 2027 finish line. And the building that used to house Il Panificio's original Main Street location, sold in 2022 to make way for a 16-story tower, is still standing, still not demolished, more than three years after the sale closed.
Each project has its own timeline, and the updates below describe its current stage.
What Actually Opens at The Bay in October
The Bay has logged 1.15 million visits since its first 10-acre phase opened in October 2022, a figure Sarasota Mayor Debbie Trice has called extraordinary for a city of roughly 58,000 people. What most of those visits have not included, until now, is a proper civic gathering space. That changes this October when the park's Cultural District debuts a shaded plaza along Van Wezel Way, positioned between the Municipal Auditorium and the Chidsey Library.
The name is not new marketing. It is a reach back into city history. In April 1964, then-mayor Herschel Mayo dedicated that same stretch of ground as Plaza de Santo Domingo, honoring Sarasota's sister-city relationship with the Dominican capital. The Bay Park Conservancy is calling the new feature simply The Plaza, a nod to that original dedication rather than a rebrand.
"We're going to invest about $8 million in converting the current hardscape plaza into a mini-park. It will be shaded, it will be our largest gathering space outdoors in the park to date, and it will be multi-use."
That is Bay Park Conservancy founding CEO A.G. Lafley, quoted by the Sarasota Observer in December 2024. The plaza is scheduled to open in October 2026.
The park's first sit-down restaurant, a roughly 300-seat concept in the Canal District run by Venice Pier Group, the same operator the Bay Park Conservancy already trusted with its concession stands, is now targeted for a fall 2027 opening, not this year and not next spring. Five years will separate the park's opening day from its first full meal with a bay view.
The Only Way Off Bird Key Is Also a Work Zone
If you live on Bird Key, the John Ringling Causeway is not one option among several. It is the route, full stop, and it has been a construction zone since late December 2025.
The project covers the stretch of State Road 789 from Bird Key Drive to Sunset Drive, and it touches nearly everything about how that crossing feels day to day:
- Dedicated bicycle and transit lanes added to the bridge deck
- New traffic signals installed at the Sunset Drive, Golden Gate Drive, and Bird Key Drive intersections
- Drainage upgrades and a raised seawall cap near Sunset Drive
- A reduced 35 mph speed limit through the work zone, with fines doubled when workers are present
The Florida Department of Transportation expects the work to wrap in early 2027, which means residents crossing that bridge today are roughly halfway through a project that will have run for well over a year by the time it finishes. The upside, once it does finish, is a bridge built for how people actually use it now: on bikes, on foot, and increasingly on transit, not just in cars.
Two Il Panificios and a Building That Still Isn't Gone
One example on Main Street is Il Panificio.
Il Panificio has operated at 1703 Main St since 1991. The Sarasota Observer reported that in 2022, the Melone family sold the property through an LLC for $5 million to a group tied to Kentucky-based Commonwealth Hotels. The group has city approval to build Sota, a 16-story tower combining 120 hotel rooms with 35 condominium units. Early reporting in 2023 projected the project would be complete by March 2026, with condos priced from $1.8 million.
That March 2026 date has already passed. As of May 2026 reporting, the original Il Panificio building had not been demolished, condo pricing had shifted to a $1.7 million floor, and it remained unclear when demolition would even begin. The Melones opened a second Il Panificio on May 5, 2026, about 0.3 miles away at 1995 Main St, in the space Bravo's Pizza vacated when its longtime owner retired at the end of March. The new location sits beside the Hollywood 11 movie theater near Main Street and US 301, pulling in courthouse-area foot traffic that never made it to the original spot.
Operations manager Ali Davidson told the Sarasota Observer that construction on Sota will take "at least a couple years" once demolition starts; Il Panificio's ground-floor return is part of the plan. With the demolition date still unconfirmed, the timeline may extend beyond the original 2026 target, potentially into 2028 or later. For now, Main Street has two locations of the same pizzeria while the redevelopment timeline remains uncertain.
How the Projects Are Progressing
The three projects are at different stages. The Bay's plaza is scheduled to open in October 2026, and its first restaurant is targeted for fall 2027. The causeway work began in late December 2025 and is expected to finish in early 2027. As of May 2026, the existing building at the Sota site had not been demolished.
The Sarasota Farmers Market has run every Saturday at Main and Lemon since 1979.
